     One of the most Vital aspects of buying a home is Financing.   I strongly recommend that all my buyers contact a lender before heading out to look at homes.   Why?  It answers a few questions that we need to address, and also allows us to make a Strong Offer when we find that perfect home.

     The questions being pre-qualified answers are :

  1. How much can we afford?  
    I cannot tell you how crushing it can be when you go out and look at $125,000 homes, find exactly what you're looking for, only to find out that you have some credit issues and you only qualify for a loan up to $110,000.  Be getting pre-qualified for a loan, we know what price range to begin our search in.
     
  2. Do we go FHA, VA or Conventional?
    Depending on your price range, credit history, debt to income ratios and other factors, you will be qualified for a specific type of loan.   Some homes we'll be looking at might not fit FHA or VA standards, so we'll need to know up front which types of loans you're qualified for.
     

     By Being pre-qualified for your loan, when you make and offer your offer will appear stronger than one coming from someone who hasn't yet addressed financing.  There have been many buyers who were bumped from their dream home by another offer, simply because they weren't prequalified for their loan.
